Housing Development
University Station Apartments (USA) is a 60-unit, six-level affordable senior housing development located in Denver near the University Light Rail Station. The location of USA is ideal for senior citizens due to the ease of access to family members and caregivers. SVD was invited to bid on the project after the general contractor had trouble finding a partner for the interiors and drywall portion of the project. The 120,000-square-foot project required SVD to perform back out framing on the interior and exterior walls, drywall installation, finishing and texture. The scale of the project entailed a high degree of project management capabilities in order to finish the job on time with an already stressed budget. By utilizing SVD’s excellence and expertise in project management, the interior and drywall portion of the project was completed on time and within budget.
Excellence in Automation
Vap attributes the prevention of margin fade to the use of automation software within the commercial division of SVD. After learning the software solution, Digital Production Control™ (DPC), on his own, Vap decided that the benefit to the organization would be exponential if the commercial division adopted the tool for mid-size and large projects. Prior to using automation solutions, SVD relied on a spreadsheet program. After implementing automation at the project management level, Vap saw a noticeable increase to the bottom line.
“You’re looking at an average of 5 percent job return per project. We have been able to turn profits from projects that were bid aggressively at cost,” Vap says. SVD gains visibility into each project, which enables them to develop and standardize project management processes. Through leveraging DPC and having the willingness to adopt new automation processes, SVD was able to survive the great recession. According to SVD Project Manager Megan Washnieski: “It has greatly improved the communication and information sharing within the organization.”
